Symbolic, Dunkin’ Closes at Providence Place - More Changes Announced

The Providence Place Mall, now in receivership, took another hit, one that may be more symbolic than significant.

The Dunkin’ at Providence Place has closed.

“Providence Place can confirm that the Dunkin’ location at the mall has recently closed. As with any large retail center, tenant changes are a normal part of the leasing cycle. We continue to work closely with our leasing partners and evaluate opportunities that best serve our visitors and the downtown Providence community,” said the spokesperson for the receivership, Sarah Dell.

The loss of a Dunkin’ is another hit.

Dell said, “Providence Place remains an important economic and activity hub. The mall welcomed approximately 6 million visitors last year and supports hundreds of jobs. Through the Receivership, we’ve seen strong activity across the property, from the continued success of popular destinations like Apple and Level99 to newer additions such as Five Below and the opening of Apple Cinemas, which is bringing in additional entertainment experiences to the mall.

Providence Place Mall was placed in receivership on Halloween Day in 2024.

Then, the receiver put the Mall up for sale. In December of 2025, JLL began marketing the sale.

 

Stability in the Future?

“We’ve also seen recent investment from tenants. Local vintage retailer AFTR, which has a strong community following, just opened at the mall in early March. Foot Locker recently expanded and renovated its store with a new storefront that opened in February, and AT&T is currently undergoing an expansion and renovation as well,” added Dell.

“The mall is currently about 80 percent leased, and there are additional new tenants and concepts in the pipeline that we look forward to announcing as agreements are finalized. The Receivership remains focused on strengthening the overall guest experience, including ongoing investments in operations, maintenance, safety, and more. Providence Place has been a cornerstone of downtown Providence for more than 25 years, and we’re confident it will continue to play an important role in the economy and downtown experience as the property moves through its next chapter,” added Dell.
