Kim Marion of Mott and Chace Sotheby’s International joined GoLocal LIVE where she talked about the continuing hot seller’s market in the state — and how picking the right real estate agent is important for buyers.
“I can tell you, without giving away any particulars, we put in an offer just last week $85,000 over asking [price], with a waived inspection, we also waived the appraisal contingency — and we were outbid,” said Marion. “And it was super unfortunate, but my buyers were prepped by me to know that it may take four, five, six, maybe seven tries to find just the right place and win the bid.”
“We aren’t as agents [just] selling a house, that’s the easy part,” said Marion. “We are managing very complex contracts that people don’t see all the time.”

Another of her top tips?
“Interview more than one agent,” she said. “I feel it’s the best thing to do when you’re going to put your hundreds of thousands or millions of dollars on the line.”
What to Ask Your Real Estate Agent
Experience and references
* How long have you been working as an agent?
* Do you have any special credentials or designations?
* Who’s backing you up? Ask this of new agents. An enthusiastic novice can be a great asset, but they should be supervised by a broker or mentor.
* What price ranges do you specialize in?
* How many first-time buyers have you worked within the last year?
* Can you provide me with two or three client references?
How they work
* How will you find the right property for me? What’s your process?
* What three things separate you from other agents?
* How are you paid, and how much is your commission?
Communication and availability
* How will we communicate?
* How long will it take you to get back to me?
* What if you’re out of town and something comes up?
* What days of the week do you work, and what hours?
Conflicts
* What if I want to buy the home of a seller you’re representing?
* What if I want to buy the same home as one of your other buyers?
* How do you resolve conflicts in general?
