Kimberly Marion of Mott & Chace Sotherby’s International Realty on Wednesday joined GoLocal CEO Josh Fenton on GoLocal LIVE and offered some tips to buying your dream house in this very competitive red-hot seller’s market.

It is a time with a record low number of homes for sale and ever increasing prices.

Marion discussed five ways to improve your chances of buying a “great house.”

“This one is kind of obvious, but get pre-approved and there are a couple of caveats -- don't think that you have a pre-approval because you had one in October," said Marion. "They typically can last 30 days -- sometimes you know that's a variable but have a current pre-approval."

"And please, please, please -- do your agent and yourself a favor and talk to your real estate agent about who a great local lender is,” she added. 

 

Danger Areas

With home buying so competitive, some buyers are giving up some of their protections in order to remove obstacles.

“With regard to the home inspection, well it can be tempting to completely pass on it all together, [but] things you can’t see like mold and electrical problems can be very serious and costly and even dangerous to your health. I always suggest my clients have a home inspection and note that it’s for buyers information only,” said Marion.

She offered a number of reasons why working with a realtor is critical especially in this market.

“Another reason to hire a realtor is so that they can help you look at comparable properties from the last six months. The market has changed considerably since 2019 and even early 2020, so looking at the last six months of sales is extremely important and it’s hard to do by yourself," she said.
