Owners of Potential New PawSox Site Issue Statement As Alternative to 195 Land

Potential New Location

The owners of the Victory Plating site that GoLocalProv unveiled as an alternative site on Sunday have issued a statement regarding their site as the potential new home of the PawSox.

The Victory Plating site along Allens Avenue site would remove the need for state involvement and the proposed "lease and sublease" provisions that would cost Rhode Island tens of millions over the next thirty years.

JAG Investment Realty LLC, which owns the Victory Plating property, now named Victory Place, near Davol Square in Providence, announced today they are well positioned to be an alternative site for a for the PawSox.

Yesterday, Governor Gina Raimondo called the proposed deal by the new PawSox owners unreasonable, "From what I understand of the owners' initial proposal, it appears that Rhode Island taxpayers would pay most, if not all of the cost of building the new stadium, yet the owners would stand to receive all of the profits. That isn't fair for Rhode Islanders."

"JAG Investment Realty strongly believes that keeping the PawSox in Rhode Island and building a ballpark in Providence is an extremely important endeavor. We are also respectful of the new ownership team led by Mr. Skeffington and their current plan and understand our location is not their first choice. That said, we also want it to be known that there is a highly qualified alternate location in Providence in the event that the current site does not meet final approval for any reason,” said Bill Fischer, spokesperson for JAG Investment Realty, LLC.

"In Victory Place, we offer proximity to the highway, we are well positioned to take advantage of the abundant parking resources in the neighborhood as well as the newly planned parking structures to be built at the Garrahy Judicial Complex and the nursing school at South Street, and the PawSox owners would not have to incur the cost of moving existing utilities,” added Fischer.

According to JAG Investment Realty, they have engaged the nationally renown architecture firm Perkins+Will to create renderings (attached) of what the site would look like if a 10,000 seat multiuse ballpark were to be located on the property and to ensure the site could house such a facility. Principals at Perkins+Will designed the Triple-A ballpark for the Durham Bulls in Durham North Carolina. The eight-acre parcel (including Coletta’s towing and Topps Electric, as currently drawn) was the home of the former manufacturer Victory Plating. The property is bordered by Point Street, Hospital Street, Eddy Street, Richmond Street and Globe Street.

The principal of JAG Investment Realty, LLC is Richard Gudoian Jr., a Rhode Island businessman.

I do not think Rhode Islanders should pay for a new stadium for the next several decades or see Providence not collect taxes that could make it to a better city.....with better schools, lower property taxes and a lower automobile tax. To support the current proposal, there has to be tax payments to Providence, a financial deal with Pawtucket by the owners or the state to deal with the empty stadium and the owners paying for the new stadium with little in the way of state government assistance.

If there is state government financing assistance, there must be a guarantee that the team would not leave the state for the length of time of the financing. It would be interesting if the owners would consider selling "seat licenses" as a way of raising funds to build the stadium. This would be a real market test as to whether or not there is a need for a new stadium."
